Mold growth can start as soon as 24 hours after a water event has occurred. Mold can often be seen in the form of a discoloration or a stain. When molds are present in large quantities, called colonies, they become a health concern. Molds are divided into 3 basic groups based on health effects:

Allergenic: molds can cause allergic symptoms such as wheezing or runny nose.

Pathogenic: molds can cause suppression of immune systems, or trigger serious health effects in a person who already has a weakened immune system         

 Toxic: molds can cause serious health effects in almost everyone, which range from short-term irritations to even cancer.  

Center for Disease Control: People who are sensitive to mold may experience stuffy nose, irritated eyes, wheezing or skin irritation. People allergic to mold may have difficulty breathing... People with weakened immune systems and with chronic lung disease may develop mold infections in their lungs. 

American College of Occupational & Environmental Medicine: Mycotoxin may cause a variety of short-term as well as long-tem adverse health effects.
